How listings are ranked
Arbicle is required by EU Regulation 2019/1150 (Platform-to-Business) to provide a transparent explanation of how we rank listings. This page explains the main parameters that determine the order in which listings appear in search results.
Listing recency
High influenceNewer listings appear higher. Listings added in the last 7 days receive a recency boost to ensure fresh supply is always visible.
Listing completeness
High influenceListings with all fields completed — photos, description, amenities, Eircode, BER rating — rank higher than incomplete listings.
Search relevance
High influenceWhen you search by location, price, or property type, listings matching your filters more closely appear first.
Landlord response rate
Medium influenceLandlords who respond to enquiries quickly receive a moderate ranking boost. This rewards engaged landlords and improves renter experience.
Subscription plan
Medium influenceLandlords on paid plans receive a visibility boost as this contributes to platform sustainability. Starter plan listings remain fully visible.
Trust & verification
Low influenceListings from landlords who have completed identity or RTB verification receive a small trust boost.
Paid ranking — our commitment
Subscription plan is a medium factor, not the primary factor. A complete, recent Starter listing will outrank an incomplete paid listing. We do not offer "pay per click" or auction-based ranking. All ranking parameters are fixed and applied consistently.
What we do not use
- Personal data (age, nationality, gender) — never used in ranking
- Renter behaviour profiling — we do not build renter profiles for ranking
- Discriminatory criteria of any kind
